Home Buying & Mortgages in Canada

Start with your budget, then follow the six steps. Jump straight to any tool when you need it.

Review attempted October 31, 2026. Each offer shows its own last successful check; unavailable fields are not marked fresh. This is a dated research snapshot, not a live quote or complete market survey.

STEP 1 OF 6

Set your budget

Estimate costs, then build your personal plan.

Can the monthly cost fit your life?

Estimate payments, cash needed and a stress-test scenario. Change the figures to match a written quote. All amounts are CAD. Your entries stay on this page and are not submitted.

Planning estimate only, not lender approval. Minimum down payment assumes an owner-occupied 1–2 unit purchase with eligible traditional funds. Insurance premiums use CMHC tables when below 20%; 30-year premiums assume Home Start eligibility. A lender may require more down payment or different insurance. Closing costs are an allowance, not a tax calculation; include local transfer taxes, legal fees, adjustments, inspection, moving and any tax on the premium. Confirm them with your lawyer / notary.

The usual stress-test rate is the higher of 5.25% or contract rate + 2 percentage points. GDS includes property tax, heat and half of condo fees; TDS adds other debt payments. These screening ratios do not include all your living costs. Rules and lender exceptions vary. FCAC qualification guide ↗ · CMHC premium tables ↗ · 30-year eligibility ↗

START HERE · YOUR PERSONAL PLAN

Make home buying fit your life

Build a planning estimate—not a mortgage approval. Financial entries stay in this page unless you choose “Save on this device”. Avoid saving on a shared device.

Uses the home price, purchase savings, rate, down payment, taxes, fees and debts from the cost calculator in Step 1. Update those inputs to compare scenarios. Eligibility screening assumes adult applicants; check age, residency, citizenship and each program’s own definition.

Compare three homes before you fall in love

All properties use your calculator’s down payment, rate and amortization, with estimated insurance. Enter actual monthly fees and a repair reserve. Commute is shown separately; it isn’t a price or loan qualification factor.

STEP 2 OF 6

Check buyer benefits

Review national programs and your local rules.

First-time buyer benefits to check

Each program has its own definition of a first-time buyer. A spouse’s ownership history, residency, use of the home and dates may affect eligibility. These are benefits to investigate, not money automatically available at closing.

FHSA · save with a tax advantage

Eligible buyers start with $8,000 of participation room in the year they open an FHSA. The ordinary lifetime limit is $40,000 across accounts. Contributions are generally deductible; qualifying withdrawals are tax-free. Room begins after opening; carryforward is limited. RRSP transfers use room but do not create a second deduction.

Official eligibility & details ↗

Home Buyers’ Plan · RRSP funds

Eligible participants may withdraw up to $60,000 from RRSPs under the HBP. This is not a grant: repayment obligations apply. CRA currently defers the start of the 15-year repayment period to the fifth year after a first withdrawal made in 2026–2028 (a 2026 first withdrawal starts repayment in 2031). Verify qualifying withdrawal dates, RRSP contribution timing, repayment schedule and how it can work with an FHSA before withdrawing.

Official eligibility & details ↗

New-home GST/HST rebate

Applications are open. Qualifying first-time buyers may recover the GST / federal part of HST on eligible new homes up to $1 million, with reduced relief between $1 million and $1.5 million. Agreement, construction, occupancy and filing dates matter. CRA also confirms an Ontario first-time buyer rebate of up to $80,000 of the provincial HST, following the federal rebate eligibility conditions. Ask your lawyer to confirm the applicable dates, amount and whether the builder has already credited it. Checked October 24, 2026.

Official eligibility & details ↗

Home buyers’ tax credit

A non-refundable credit may apply for a qualifying home. CRA’s currently published line 31270 guide describes a $10,000 claim amount for 2025—not a $10,000 cash payment. Check the rules and credit value for your purchase tax year; do not budget it as closing cash.

Official eligibility & details ↗

30-year insured amortization

CMHC Home Start can allow up to 30 years if at least one borrower is an eligible first-time buyer OR the home is newly built, with owner-occupancy and other requirements. The price / lending value must be below $1.5 million. A longer amortization can lower payments but usually increases lifetime interest.

Official eligibility & details ↗

Down payment · the basic rule

For an eligible 1–2 unit purchase: 5% up to $500,000, then 10% on the portion above $500,000 below $1.5 million. At $1.5 million or above, at least 20%. Default insurance usually applies below 20% and protects the lender. Multi-unit properties and some borrowers have different requirements.

Official eligibility & details ↗

The old federal First-Time Home Buyer Incentive stopped accepting new submissions in March 2024. Do not confuse it with the FHSA, HBP or current new-home rebate.

Check your province or territory

National programs may apply across Canada. Local taxes, municipal charges and assistance differ. This is an official starting-point directory; detailed local eligibility has not been verified for every jurisdiction.

STEP 3 OF 6

Choose how to buy

Compare buying directly with using a realtor or broker.

CHOOSE HOW YOU WANT TO BUY

Two ways to buy your home

Pick the level of support that works for you. You can also mix the routes—for example, use a realtor and deal directly with a bank.

Buy on your own

Handle the search, viewings, negotiations and lender shopping yourself, without hiring a buyer’s realtor or mortgage broker.

You take the lead. Use the direct-buy steps, copyable messages and worksheet below. Arrange legal services required by your lender and local closing process; independent legal review and inspection remain valuable.

Follow the DIY path →

Buy with professional help

Use a buyer’s realtor to help with properties and negotiation, and a mortgage broker to compare participating lenders. Add a lawyer / notary and independent inspector.

Choose and check your team. Understand who represents you, what services are included and who pays each fee.

Follow the supported path →

“On your own” means managing the process yourself. It does not mean every purchase can close without legal services. Requirements differ by province and lender; Quebec transfers are completed before a notary. Neither route guarantees approval, savings or a problem-free purchase.

PATH 2 · BUY WITH PROFESSIONAL HELP

A clear plan with a realtor and mortgage broker

  1. Set your own budget first. Use your take-home costs and emergency reserve in Step 1. Tell your team your comfortable price range rather than treating a preapproval maximum as your target.
  2. Choose a buyer’s realtor. Check registration with the provincial regulator, interview candidates and discuss local experience, availability and potential conflicts. Read the representation agreement before signing: services, fees, payment shortfalls, exclusivity, geographic scope, expiry and cancellation.
  3. Choose a licensed mortgage broker or a direct lender. Ask a broker which lenders they access, which they do not, how they are paid and whether you owe any fees. Compare the broker’s written quote with a direct bank or credit-union quote using the same loan amount, term and amortization.
  4. Prepare financing and search together. Supply documents securely, get preapproved, tour homes with your realtor and review comparable sales, taxes, fees and likely repairs. A broker arranges financing; the lender makes the lending decision.
  5. Prepare and review the offer. Your realtor can help with negotiation and paperwork within their role. Ask your lawyer / notary to review legal issues, and discuss financing, inspection and condo / strata conditions before signing or waiving protection.
  6. Complete conditions and final approval. Your inspector checks the property; your legal adviser reviews the relevant records; your lender verifies the property and financing. Have your team track the actual contract deadlines and communicate results in writing.
  7. Close and move. Your lawyer / notary coordinates the legal transfer and funds according to the local process. Confirm cash due, insurance, utilities and possession with your team. Check final adjustments and any fees before paying.

Who does what?

PersonRole to confirm
YouChoose the budget, home, terms and level of support; approve decisions.
Buyer’s realtorProperty search, market guidance, negotiation and transaction coordination as agreed.
Mortgage brokerCompare participating lenders and arrange an application; confirm lender access and compensation.
LenderAssess income, credit, property and final financing approval.
Lawyer / notaryLegal advice, title and closing work appropriate to the jurisdiction and engagement.

Costs to ask about before you commit

Get written explanations of realtor remuneration and any amount you could owe, broker compensation and fees, legal / notary charges, inspection, appraisal and lender fees. Mortgage brokers commonly receive lender commissions, but fees and arrangements vary. Do not assume realtor services are free, every broker has every lender, or an advertised rate is available to you.

Checked October 24, 2026. Representation, fees and legal closing requirements vary by province. Verify your team’s registration and agreements locally.

BUY DIRECT · SIMPLE NEXT STEPS

Path 1 · Buy on your own

You can approach sellers and lenders yourself. Use an independent real-estate lawyer or notary for the offer and closing work appropriate to your province. This guide organizes the process; it does not submit an offer or arrange a loan.

Your simple team: you handle the search and lender comparison; your lawyer / notary handles legal advice and closing; an independent inspector checks the home. If a seller has an agent, that agent represents the seller. Buying without your own agent does not guarantee a commission rebate or lower price.

Progress checkmarks save only in this browser. Checking a box does not verify a legal deadline or approval.

Contact lenders directly

Ask about rate, APR, fees, term, amortization, approval conditions, penalties and prepayment options. A bank specialist works for that lender; compare more than one.

Direct links, no mortgage introduction commission. Online rates are starting points, not your approved quote.

Find homes yourself

Listing contacts may be seller’s agents. Do not assume they advise you or that every listing is an agent-free sale.

Messages you can copy and edit

Offer preparation worksheet

Private planning notes for your lawyer / notary. This is not a binding offer, legal form or recommended contract language. Notes are not saved automatically or sent anywhere.

Local rules & independent advice

In Ontario, the seller’s agent cannot provide you with client advice as a self-represented buyer. Their disclosure obligations and assistance rules are specific to Ontario. Other provinces differ. Quebec transactions use a notary for the deed of sale; new-build contracts have specific rules.

Reviewed October 24, 2026 against RECO, OACIQ and FCAC guidance. General Canadian planning path; detailed self-representation rules have not been verified for every province. Confirm your local process with an independent lawyer / notary.

STEP 4 OF 6

Compare mortgage offers

Match the term and conditions, then ask for written quotes.

Lender rate overview

Compare 23 lenders and mortgage channels. Seven lender rate tables rechecked October 31, 2026; other provider entries retain their dated evidence. This is a broad public-rate directory, not every Canadian lender or privately negotiated quote. CA means regional eligibility must be checked, not guaranteed nationwide availability.

Columns show the lowest advertised rate in this dataset for each term, including different insurance and product categories. They are not equivalent quotes. Open the detailed offers above for conditions, APR and each successful check time. Blank rates mean no usable number for that term was verified.

SHOP THE TERMS, TOO

Find a competitive mortgage rate

Compare dated lender offers with their product conditions. Butler’s starting rates are excluded from ranking because complete eligibility details were unavailable; First National adjustable offers are linked as full-term spreads; province, loan size, fees and personalized eligibility still need confirmation. A lower rate on an insured mortgage can still mean a higher total cost once the insurance premium is included.

See each offer’s last successful check. RBC numeric offers were rechecked successfully; request a current personalized quote. Request a written lender quote.

Rates sorted within the selected view; fixed and variable are different products. APR was not available in the retrieved nesto offer. RBC APR uses lender assumptions, not your personalized cost. Insured eligibility, loan size, location, amortization, credit and transaction type affect quotes.

Some institutions have dynamic, ambiguous or quote-only pages; the coverage directory below records these limitations. Posted, insured and broker offers are different products and should not be treated as equivalent. The full-site review is scheduled daily at 8 a.m. Toronto time. The last successful check remains visible; open the lender for a current quote.

Who can apply for Habitat GTA?

Published requirements include first-time buyers who cannot purchase conventionally, Canadian citizenship or permanent residency for household members, at least three years of Canadian employment history for an applicant or co-applicant, stable income and no recent bankruptcy or consumer proposal. A child aged 16 or under is normally required; HomeStart homes have an exception. Each community and unit has additional conditions. Habitat decides eligibility.

Its financing uses a first mortgage plus a second mortgage to bridge the gap. Resale uses Habitat’s buyback model; this is not unrestricted market ownership. Review the full agreement, fees, maintenance charges and total payment with independent legal advice.

  2. Ask the provider for current availability, complete costs, eligibility and application deadlines.
  3. Prepare income, tax, status and asset documents requested by that program. Submit them only through the official provider.
  4. Keep confirmation numbers and maintain your waitlist application. Check offer-refusal rules before declining.

Provider pages can change after this dated check. An application being open does not mean a unit is reserved or immediately available. No exact rental price or ownership payment was verified for these entries, so none is invented. Not all cities, court files, lender inventories, private sales or local notices were searched. Generic foreclosure navigation links and unrelated US listings were excluded. Tax sales, estate sales and ordinary “motivated seller” advertisements are not automatically mortgage-default properties. Commercial receiverships and incomplete notice leads are separately labelled.

Before spending money: confirm the listing is still available, the current price or reserve, seller authority, title and prior charges, inspection access, occupancy, deposit and court/auction deadlines with the listing contact and your independent legal adviser. A deposit is not the purchase price. No private borrower details are republished.

Original factual summaries; photos remain on source websites. Property links are direct and no property introduction income is claimed.

STEP 6 OF 6

Prepare to close

Track your checklist and closing timeline.

Plan the handover, not just the purchase

Suggested reminders, not contractual or legal deadlines. Your agreement and lawyer / notary’s instructions control. An offer deposit is part of the down payment—not an extra down payment.

Cash-to-close worksheet

Get written figures for land transfer / registration charges, municipal taxes, legal fees, title insurance, tax on mortgage insurance, adjustments, inspection and moving. Check whether builder rebates have already been credited. Keep emergency savings separate.

Documents to have ready

ID; income evidence; tax records; down-payment account statements and source of funds; gift letter if applicable; debt statements; purchase agreement; insurance confirmation; lawyer / notary contact details. Self-employed and newcomer applicants may need more documents.

Your home-buying checklist

Follow the steps at your own pace. Checkmarks are saved on this device when browser storage is available; no account needed.

A few decisions that save headaches

Fixed or variable?

A fixed rate gives payment certainty during its term. Variable interest moves with lender prime; payments may adjust, or a fixed-payment structure may change how much principal you repay. Ask about trigger rates, conversion options and what happens if rates rise. Choose based on your budget resilience, not a promised rate forecast.

What should I ask before signing?
  • What is the APR, and which fees does it include?
  • How is the penalty calculated if I sell or refinance early?
  • What annual lump-sum and payment-increase privileges are allowed?
  • Can I port the mortgage, and under what conditions?
  • Are there restrictions on refinancing, transferring or paying it out?
  • Are cashback offers repayable if I leave early? Does the rate hold cover my closing date?
How do I make moving day easier?

Keep a folder for lender and legal documents, arrange home insurance before possession, book utilities and internet, label boxes by room, and hold back money for repairs. Get final cash-to-close figures in writing. Confirm payment instructions through a known phone number before sending funds.

What if buying leaves no breathing room?

Try a lower purchase budget, a larger savings cushion or a later purchase date. Compare the full ownership budget with rent. A lender’s maximum is not the same as a comfortable personal budget.

FORECLOSURES & DISTRESSED SALES · CANADA

Find a home sold after mortgage default

Explore power-of-sale, foreclosure, lender-owned and court-ordered properties. Default alone does not mean a home is for sale, and a distressed sale does not guarantee a bargain. This is a search and buying guide, not a verified live inventory or legal advice.

Official guidance rechecked October 24, 2026. Detailed process coverage: Ontario, British Columbia and Québec. Other provinces and territories require local legal verification.

Ontario · power of sale

A mortgage lender may exercise a power of sale under the mortgage and Ontario’s Mortgages Act. Have your lawyer verify the seller’s authority, required notices, title and sale terms for the specific property.

Ontario official power-of-sale guidance ↗

British Columbia · foreclosure / court sale

The court may appoint a party to conduct the sale. Offers may require court approval and special contract schedules, including “as is, where is” terms. Confirm the order, offer procedure and closing timetable with your lawyer.

Québec · judicial sale

A court sets how a sale under judicial authority proceeds. OACIQ explains the public sales register and the distinction from a lender taking a property in payment. Have your notary or lawyer review the notice and conditions.

OACIQ guide & official sales register link ↗

Start your search

  1. Open REALTOR.ca, choose your city and budget, then look for these terms in listing descriptions: power of sale, foreclosure, court-ordered sale, lender-owned, bank-owned. For Québec also try reprise de finance, vente sous contrôle de justice. Search tools and available labels vary; no dedicated nationwide foreclosure filter is assumed.
  2. For Québec judicial notices, follow the official sales-register link in the OACIQ guide above. Elsewhere, check the listing, court-appointed seller or locally published sale notice.
  3. Ask the listing contact to identify the legal sale type and send the complete offer package, special schedules and any court-approval requirements. An “as-is” label alone does not prove foreclosure.

Your five checks before an offer

1 · Legal package

Ask an independent lawyer or Québec notary to review authority to sell, title, liens, taxes, special schedules, deposit rules and any court procedure. Do not assume every debt disappears on closing.

2 · Condition & access

Request an inspection and confirm what access is permitted. Review repair estimates, insurance availability and included fixtures. If access is denied, treat the unknown condition as an unresolved cost.

3 · Financing

Give your lender the address, sale terms and condition details. Obtain property-specific approval and confirm appraisal, timing and any repair requirements. Preapproval is not final financing approval.

4 · Occupancy

Confirm whether the home is occupied and whether vacant possession is promised. Ask legal counsel about leases and lawful possession; never assume occupants can be removed immediately.

5 · Total cost

Compare the purchase price plus closing costs, estimated repairs and a contingency with similar homes. Set your maximum price before bidding. Confirm deadlines and deposit requirements in the actual sale documents.

Buy directly or use professional help?

Direct route: contact the listed seller’s representative yourself and arrange your own lender, inspection and independent legal review. The listing representative may act for the seller; ask whom they represent. Self-representation does not guarantee commission savings.

Assisted route: choose a locally licensed agent experienced in distressed sales and, if needed, a licensed mortgage broker. Ask about experience, services, fees and representation before signing. Your lawyer or notary still reviews the transaction. Court-sale experience matters even when you use an agent.

Ontario self-representation guidance ↗
Questions to send the listing contact

“Please confirm the sale type and who has authority to sell. Can you send the complete offer package and schedules? Is court approval required? What are the deposit and closing deadlines? Is inspection access available? Is vacant possession promised, and are any leases disclosed? I will have my legal adviser review the documents before offering.”

An inquiry only; not an offer, contract or guarantee of acceptance.

Keep the process local: these sale types have different rules across Canada. No nationwide bargain list, discount percentage, guaranteed financing or guaranteed vacant possession is claimed. Verify every property and its current availability before spending money.

Sources & freshness

Research attempted October 30, 2026. National programs and the Ontario and British Columbia first-time buyer land-transfer pages were rechecked. Local eligibility and thresholds still require confirmation. Rate offers can change at any time. Program pages can contain older tax-year examples; follow the current official eligibility and ask a licensed mortgage professional and lawyer / notary about your situation.
